    Impact of Residential Mobility on Commercial Real Estate Investment Decision in Minna, Niger State Nigeria

    This research explores the influence of residential mobility on commercial real estate investment decisions in Minna, Niger State, Nigeria. Residential mobility, reflecting the frequency and patterns of household relocations, significantly affects the dynamics of urban environments and, consequently, commercial real estate markets. The study employed a qualitative approach with selection of ten stakeholders in the real estate development and property market in Minna. Data were collective via semi-structured interview centred on four research questions towards achieving the research objective. The collected data were analysed with the aid of thematic content analysis. The findings indicate that high residential mobility in certain neighbourhoods like Bosso, Fadikpe and Maitumbi correlates with increased commercial real estate activity, driven by the demand for retail shops, office, and service-oriented spaces catering to a transient population. Conversely, areas with low residential mobility like Barikin Sale and Sauka Kahuta exhibits slower commercial development, often due to a stable but limited consumer base. Stability and risk management, opportunity and growth potential, and demographic influence on investment decisions are the elements of residential mobility indicating investment in commercial property development in the study area. The study concludes that decision to invest in commercial real estate is indeed influenced by residential mobility; though in relation to other outlying factors like finances, demand for commercial properties and economic prospects among other. Stakeholders and investors in the commercial real estate are recommended to always conduct in-depth market research, concentrate on stable neighbourhoods, make use of demographic information, keep an eye on urban and economic growth, and interact with local stakeholders in a bid to make more informed and strategic decisions that align with both global trends and local realities.

    Availability, sufficiency and use of school library resources by students: a case study of Police Secondary School Library, Minna, Niger State, Nigeria

    This study investigated the availability, sufficiency and use of library resources by secondary school students in Police Secondary School (PSS) Minna Library. The research design adopted for this study was descriptive survey research method. The population of the study consisted of Senior Secondary two (SS2) and Senior Secondary three (SS3). A total of eighty (80) copies of the questionnaire were distributed and seventy-seven (77) were returned and used. The instruments used for data collection were observation checklist containing items on availability of information resources and questionnaire containing items on sufficiency and use of information resources by students; factors militating against the use of information and strategies to enhance use of information resources. Data collected were analysed using frequencies and percentages. Findings showed that computer assisted instructional resources were not available and as such could not be determined whether sufficient or not, only few students make effective use of school library. The study recommended that computer assisted instructional resources should be acquire in the school library to enhance effective use of information resources in the school library.

    Information Seeking Behaviour of Undergraduate Students of Federal University of Technology Minna, Nigeria

    This paper highlights the results of the study of information seeking behaviour of undergraduate students of F.U.T. Minna, Nigeria. The study population was 900 and the survey research method was used for the study. The main instrument used for gathering data was questionnaire. Descriptive statistics of frequency and percentage tabulation were used in analyzing the data. Results showed that most of the respondents 500 (55.6%) consult current information on recent developments in their field and preferred browsing the Internet when seeking information. The study equally revealed that the purpose of seeking information is mainly to prepare for their examinations; and Internet services, textbooks and, periodicals were mostly used when searching for information. Majority of the respondents indicated lack of current textbooks and journals as the main problem they face when searching for information in the university library. Recommendations were made based on the findings of the study.
